There may never have been a better time to buy real estate, but I still talk to investors who are determined to get significant discounts.  I blogged just yesterday about how investors now need to think in terms of a 3 to 5 year horizon, not flipping property for huge short-term returns.  As always, ours is an educational role (among all the other hats we must wear).

Stephen,  We get to hear it...then they start in on it IS a buyers' market...We spend half of our time trying to educate folks on where the market is, and what prices are for given properties.

I get tired of that phrase- seriously, who ISN'T looking for a great deal? I think some buyers forget why they are buying. I'm talking here about people who are buying a place to live in, not general investors. They seem to forget the value of having a home they love to live in!

There is such a variety of answers to what a "good deal" is. Clients hear "buyers market" and think that they can take 50% off of a house that's already in the "clearance" rack. Amazing. Good post, thanks!

I opine that to get the mortgage loans from banks you should present a firm reason. However, one time I have received a bank loan, just because I was willing to buy a car.
